Overcoming Challenges in Houston, TX

Problem-solving weekly unforeseen obstacles

In Houston, we joined the project at an unusual stage—after construction drawings were complete and a general contractor was already in place. Thanks to our experience building more than 100 Goldfish Swim Schools, we quickly adapted and anticipated many of the common challenges. Still, this project tested our problem-solving skills like few others.

 

Our first step was a detailed plan review and site visit, which revealed a major oversight: a 38-foot clerestory running through the space had not been properly addressed for air circulation, vapor barriers, or demolition of existing conditions.

 

Additional challenges included:

  • Coordinating with a disorganized utility planner to upgrade gas service

  • Rerouting electrical lines that crossed directly over the proposed pool and served a multi-story building

  • Addressing undocumented structural foundation issues

  • As-built drawings were 4’- 5’ different than site conditions

 

Midway through construction, the situation grew even more complex when the general contractor’s management team changed and the site superintendent abruptly resigned.

Ground-up Build in American Fork, UT

From residential lot to community catalyst

This ground-up project in American Fork, UT, delivered a brand-new, owner-occupied facility for a Goldfish Swim School franchisee. Located in a fast-growing development area, the build represents a strategic investment in a community with strong demand for family-focused services.

 

Our team partnered with the franchisee from start to finish—navigating complex zoning and permitting requirements, coordinating utility planning, and managing the competitive bidding process to maximize both value and quality.

 

To ensure efficiency and consistency, we engaged a trusted repeat general contractor with proven performance on prior projects. With hands-on involvement from pre-construction through completion, we aligned the build with both the franchise’s standards and the owner’s long-term vision.

The result: a purpose-built, high-performing swim school designed to serve local families for years to come.

Specialized Foundations in Bellevue, WA

Different techniques, same brand standard

This tenant build-out for a Goldfish Swim School took place in a strip mall constructed on swampy soils, requiring a highly specialized foundation solution. To stabilize the ground, our team implemented ground-freezing techniques prior to excavation—an essential step that allowed for the successful installation of a cast-in-place swimming pool.

 

The project also involved extensive structural relocations to meet the school’s program requirements while preserving the integrity of the existing building.

 

Adding to the challenge, construction was confined within an active retail center, with limited access for deliveries, equipment staging, and daily operations. Careful coordination was critical to minimize disruption for neighboring tenants.

 

Despite these technical and logistical hurdles, the project was completed successfully—transforming a complex site into a high-performing swim school that fully reflects the brand’s standards.
